Comeback kid: Palm Coast's "Movies in the Park" returns

When someone stole the projection equipment worth $25,000 back on July 9th, the same day Cloudy with a Chance of Meatballs was scheduled to be shown, Palm Coast's Movies in the Park came to a screeching halt without any information whether or not it would return.

But after a 3 month break, now Movies in the Park returns to Palm Coast...

Monster House will be the first movie of the fall, taking place on Friday, October 8th, at 7:30 p.m. in Central Park at Town Center.

Admission is free for this monthly movie event.

A different family feature is shown on the big screen in the stage area at the main entrance to the park. Concession stands are also planned for a complete outdoor movie experience.

Friday Night Movie in Central Park will be held on the second Friday evening of each month in Central Park, located just north of Flagler Palm Coast High School on Bulldog Drive.

Bring blankets, chairs, bug spray and plan to come early to make it your own family event and enjoy some extra special moments together.

City of Palm Coast increases Impact Fees by 8.5%

City of Palm Coast has announced an increase for the transportation impact fees (aka "impact fees"). Permits applied for on or after October 1, 2010 will be assessed an increase in transportation impact fees by 8.5%.

The new fee for a Single Family detached home or a Mobile Home on an individual lot will be $3,868.39.  For multi-family homes or apartments the fee is $2,239.26.

By statute, an increase in transportation impact fees is expected to be annually adjusted:
ARTICLE II.  TRANSPORTATION IMPACT FEES 
Annual adjustments.  On October 1, 2005, and each October 1st thereafter, the City of Palm Coast shall adjust all transportation impact fees assessed by the City. Adjustment shall be determined by comparing the U.S. Department of Labor (USDL) Highway and Street Construction Index for March of the year of adjustment, to the USDL Highway and Street Construction Index for March of the previous year.

What exactly is Impact Fees?
Let's turn to who else but Wikipedia for that:
"An impact fee is a fee that is implemented by a local government on a new or proposed development to help assist or pay for a portion of the costs that the new development may cause with public services to the new development.  They are considered to be a charge on new development to help fund and pay for the construction or needed expansion of offsite capital improvements.   These fees are usually implemented to help reduce the economic burden on local jurisdictions that are trying to deal with population growth within the area."

" Talk to your builder, and if you can, pay for it before October 1, 2010."





Charles Rinek, CEO of Rinek Homes and the current President of Flagler HBA (Flagler County Home Builders Association) says:
" The timing is unfortunate in that anything that increases the cost of building continues to discourage much needed growth in our community. 
This limits potential increase in the overall ad valorem tax base income for the City
Since the city has a right to adjust the impact fees every year, we hope they agree to lower the impact fees next year. "



How about the Permit Fees?
In 2009, Palm Coast City Council voted to reduce permitting fees by 90% with hopes to stimulate the local economy and reduce a surplus in the Building Department.  Administrative, Plan Review and Inspection fees assessed by the Building Department are currently reduced by 90%.

The reduction in permit fees will be in place for all permits subject to these fees issued through January 1, 2012.

Additional fees to include revisions, re-inspections, subcontractor change, contractor registration, impact fees, etc. and other departmental fees including Fire, Stormwater, Engineering, and Zoning are not eligible for the discount.

Dubai Real Estate Firm opens US Office in Palm Coast

When we look for homes for our clients, we look for groupings of homes. Our client’s are affluent and they tend to make investment or retirement location choices as a group, and that means several families together.

These were the words of Iseeb Rehman, who visited Palm Coast recently, for the opening of their US Office, and to scout various developments in Flagler County and Central Florida for investment opportunities.

The visit was made possible by Khalid Muneer, a long time resident of Palm Coast --a well known figure in the business, real estate, and investment circles, both locally and state-wide. Khalid has been cultivating and securing international interest in Palm Coast in recent years.

Khalid has been in talks with Iseeb Rehman – the Global Managing Director of Sherwoods Real Estate Consultants, an international real estate brokerage and investment consulting firm, with locations in the United Kingdom, Dubai, Abu Dabi, and Russia.

As international investors, they are drawn to Florida for what they believe is the beginning of the up-turn.

Mr. Rehman traveled to Palm Coast on Thursday, August 12th for the official launch of their US Office. As part of his visit, Mr. Rehman named Khalid Muneer, CEO of their US operation: Sherwoods Real Estate (USA) LLC.

They then proceeded to move onto their initial project together which was to scout for investment opportunities for up to $4 Million to acquire select properties in Palm Coast, the Hammock, or in greater Orlando area.

Mayor Jon Netts, Vice Mayor Holsey Moorman, Council woman Mary DiStefano and the City of Palm Coast Senior Planner and Economic Development Team Leader Beau Falgout sat down to talk with Mr. Rehman and Mr. Muneer about the opportunities that are here for investors and businesses.




City of Orlando, for instance, another location on Mr. Rehman’s trip planner was not likely to be able to produce their Mayor and city council members for a meeting with a businessman interested in long term investments. But Palm Coast did, shattering the profile that the city is not business friendly.

Mr. Rehman is an elegant man... He is thoughtful in his ways. He listened carefully and shared examples of like projects successfully completed in like locations to Palm Coast over his twenty six year history.

One example was a suburban community outside of London. Difficult for people to first want to invest in a community that is simply not London. But once a few key investors go first others follow.

And in the case of Palm Coast, not Orlando and not Jacksonville, he felt strongly he and Khalid could earn the same successes.

Mr. Rehman knows his investors well: What drives them; their short and long term goals. He was moved by the quality of life and potential for significant growth here in Palm Coast and Flagler County.

Mr. Rehman’s trip was a whirlwind. Khalid Muneer and Iseeb Rehman scouted multiple locations and properties, and all that he could in the short time frame before his return to Dubai.

Khalid now works on setting up the Palm Coast office and preparing for Mr. Rehman the investments he is narrowing on as well as the possibilities for doing more here. He will rely on Khalid to cultivate the opportunities that he and his investment practice will review

Going Back To School Digital

Most of us grew up with grand parents and parents telling us all the stuff they didn't have when they were in school and how it was.

Remember the famous Bill Cosby quote?
" I walked to school uphill both ways and in the snow!"  

I've hit that age where I get to say, "When I went to school, I didn't have the internet."

Sounds silly, but many students today would find that a horrifying idea.  We didn't have Wikipedia.  We actually had to go to the library and look up sources in the card catalog.

Write a paper?  We actually hand wrote it.  If you were lucky, you had a typewriter available to you.  Those horrid machines made your paper look nice, but try actually getting through the noise of them without a massive headache or the frustrating task of correcting a mistake.  By the way, we only had aspirin too for the headache.

Today's students have great digital tools available to them.  The hard part is that the technology has advanced so much that many find it difficult to keep up with to properly equip students with the right digital tools and the most effective way to use them.  So let's take a look at how students can use these great new digital tools.

Organizing Your Classes
Nook Study by Barnes & Noble
Barnes & Noble just announced it's free software application called Nook Study.  This application takes the concept of individual folders and allows you to organize all of your classes and course materials in one spot.

The interface is simple to use and allows the student some great features:
  • Create individual class buttons
  • Upload course materials like a syllabus and add it to the class
  • Each class is tabulated with corresponding course materials
  • Links with your existing BN.com account and automatically imports your existing eBook library 
  • Assign existing ebooks to each class
  • Shop for eTextbooks and print textbooks right in the software
  • Mark up ebooks and eTextbooks right in the software with highlights and notes
Depending upon your school or University, you may also have use of a free software application called BlackBoard.com.   This service provides similar organization of courses like Nook Study and adds in things like message board from Instructors and the ability for students in a class to chat online.  

Keeping Track of To-Do's and Schedules
Paper planners are great, but an online or digital calendar and contact system have become great tools for students.  The Google Gmail system has a great calendar system and contact manager that can easily be set up with mobile devices such as a smartphone (i.e. iPhone, Droid phone, etc.) or iPod Touch that syncs the information automatically.  This provides students with enter-once-use-everywhere capability.

Save Money With Online Applications
The Google Gmail account also gives students access to Google Docs.  This free online suite of software provides them with access to word processing, spreadsheet, and presentation software.  You don't have to worry about updating software that can be costly.  You can also work with these applications offline by downloading the free Google Desktop application.   Microsoft also just launched free Web Apps versions of their popular Office Suite for Word, Excel, OneNote, and Powerpoint.  OneNote is a great software application for students as well and allows them to create a virtual notebook-like binder for taking notes and staying organized. 

Improved Communication
Email provides great means of effective and efficient communication for students.  It's not only a means to receive updates and information from the school or teacher/instructor, email is also being used to deliver class assignments without the need to print.  Obviously a huge cost saver.

Students also have chat style applications available to them today such as Google Talk, Facebook, Twitter, etc. That allows them to great connections when they might need additional help.  Remember the telephone?  I remember getting calls from classmates asking for help and it could be really difficult to try explain things over the phone.  Google Talk for one is great because it allows the users to not only type a conversation; but they can use voice, video, link to websites for support, share files easily, etc. 

eBooks
eBooks for students is a huge advancement.  Today's eBook stores like the one offered by Barnes and Noble, give students access to a wide range of books on multiple devices.  The great thing about this also is that you simply sign in to your account on any supported device and the book is available for use.  No out-of-stock issues, markup the books with notes and highlights, etc.

Students today have a great deal of tools available to them to support them and enhance their education.  All of which are much simpler to use today then they have been in the past.  In addition, by students using these tools on a daily basis they are better preparing themselves for their futures.

Palm Coast "Green Development Seminar" on Friday, August 20th

The City of Palm Coast will co-host a 'green' seminar for development-oriented professionals on Friday, August 20th.

Participants will learn about current strategies for green planning, helping to bridge the relationship between development improvements and planners. Discussions will also be held on incentives to encourage local green building.

The seminar begins at 10:30 a.m. on August 20th, at the Hilton Garden Inn, located at 55 Town Center Blvd. in Palm Coast's Town Center. A $15 reservation includes lunch. The Florida Home Builders Association and the Florida Planning and Zoning Association are co-sponsors for this event.

Denise Bevan, Senior Environmental Planner with the City of Palm Coast says: "This is a diversified luncheon that hits a lot of marks."

Get Wet at the Frieda Zamba Swimming Pool

City of Palm Coast waives entrance fees to the Frieda Zamba Swimming Pool on Saturday, July 24th. Enjoy a free day at this fabulous public pool with games, music and bar-b-que free of charge, all on the City.



The Frieda Zamba Pool recently undergone renovations and it is now heated throughout the winter.  Recreational swimming, classes, facility rentals, classroom and swim team activities will continue on a year-round basis.

The Frieda Zamba City of Palm Coast Pool serves 800 residents per week on average throughout the year. It is a focal point for families as well as residents of all ages and abilities. The Pool facilities and the water is professionaly managed, sanitized and chemically balanced.

Palm Coast Business inks $.5 Million Deal!







+ Solar light company signs $500,000 deal

NightHawk Marketing, a local company co-founded by Tim Howard, signed on Tuesday, June 22, a $500,000 contract to provide 6,000 solar light units per year for the next three years to be distributed in Pakistan.

In attendance at the signing at Office Divvy on Palm Coast Parkway were Mayor Jon Netts, the full Palm Coast City Council, City Manager Jim Landon and members of his staff, Flagler County Chamber of Commerce & Affiliates President Doug Baxter and Enterprise Flagler Executive Director Greg Rawls.

"This is a green product being marketed from a green city," Netts said. "It's a wonderful thing to see."

Landon noted that NightHawk was a success story for Office Divvy, as well, because NightHawk Marketing co-founder Tim Howard and Anjum Ahmad, president of Equip International without the availability of temporary office space and outsourced secretarial services, NightHawk might not have been able to make such strides.

Howard added that his company has no debt and is determined to keep it that way.

Anjum Admad is the president of Equip International, of Karachi, Pakistan, signed the contract with Howard. Ahmad will be introducing and distributing the product in Pakistan and Afghanistan. He said 80% of the 160 million people who live in Pakistan live in villages, and the electricity is so volatile that residents routinely have to deal with outages of eight to ten hours, so these solar lights, which have a battery life of 14 hours, would be valuable to the country.

The lights cost about $39.95, but to introduce the lights into the market, Ahmad said the cost to Pakistanis will be the same as the US pricing.

"This is something every household can buy," he said, adding that he believed the product could help residents overseas view the U.S. more favorably.

Howard is one of two employees of NightHawk. The solar lights are being produced in and distributed from Taiwan, but Howard said the company is looking into moving production closer to the U.S.

While the lights will be available for purchase in Palm Coast, Howard said the company has no plans to hire more employees yet. NightHawk might not solve Palm Coast's economic woes, but Netts said in a later interview that the entrepreneurial spirit exhibited by NightHawk was inspiring. He indicated that although much of the economic development energy seems to be focused on attracting businesses to the area, starting new businesses locally can be less traumatic and difficult than relocating someone else.
